Minor Hotels plans to open the Avani Mooloolaba Beach Hotel in Queensland’s Sunshine Coast in April 2026, marking the first internationally branded hotel in the region in nearly four decades.

Minor Hotels has announced the scheduled opening of the Avani Mooloolaba Beach Hotel in April 2026. The 12-story, 180-room property will be developed, owned, and operated by KPAT Hotels under a franchise agreement with Minor Hotels. This development marks the first internationally branded new-build hotel on Queensland’s Sunshine Coast in nearly 40 years.

The hotel will be situated on a corner site at Brisbane Road and First Avenue, approximately 100 meters from Mooloolaba Beach. The location is undergoing a foreshore revitalization project, which includes expanded parkland and enhanced access. The Sunshine Coast Airport is a 15-minute drive from the hotel, and attractions like Australia Zoo are within 30 minutes by car.

The property will feature rooms and one-bedroom suites ranging from 27 to 45 square meters, with options for interconnecting rooms. Amenities will include 24-hour in-room dining and high-speed WiFi. The hotel will also offer three dining venues, including a restaurant and bar on the 12th floor with views of Mooloolaba Beach and the Glass House Mountains. Additional facilities will include a rooftop pool and bar, a lobby bar, and a restaurant focusing on local produce.

The hotel will have a dedicated events floor on the third level, offering four flexible venues capable of hosting up to 250 guests. These spaces will incorporate natural textures and contemporary finishes, along with advanced audiovisual technology.

Wellness facilities will include AvaniSpa, featuring private treatment suites and a sauna, and AvaniFit, which will provide high-performance training facilities and in-room wellbeing programs.

The opening of Avani Mooloolaba Beach Hotel is part of Minor Hotels’ global expansion strategy, aiming to increase its portfolio to over 850 properties by the end of 2027.
