Apple Hospitality REIT has acquired the newly constructed 260 Room Motto by Hilton Nashville Downtown for approximately $98.2 million.
Apple Hospitality REIT, Inc. has announced the acquisition of the 260 Room Motto by Hilton Nashville Downtown for approximately $98.2 million, or about $378,000 per room.
The Motto by Hilton Nashville Downtown is located at 311 3rd Avenue S, Nashville, Tennessee. The hotel is positioned within walking distance of key Nashville attractions, including the Country Music Hall of Fame and Museum, Bridgestone Arena, Ryman Auditorium, and the Music City Center. The location is also close to popular entertainment venues along Broadway and to Riverfront Park.
The acquisition was facilitated by a fixed-price, take-or-pay contract with a developer before the hotel’s construction. This arrangement allowed Apple Hospitality to secure the property at a predetermined price. The company aims to benefit from Nashville’s strong leisure and business demand, driven by the city’s entertainment and sports venues and its business-friendly environment.
The Motto by Hilton Nashville Downtown features amenities such as Motto’s Confirmed Connecting Room capabilities, which allow guests to connect up to six rooms simultaneously. This feature is designed to offer flexibility for guests.
With this acquisition, Apple Hospitality’s portfolio now includes 217 hotels, comprising 29,580 guest rooms across 37 states and the District of Columbia. The company continues to focus on expanding its room-focused portfolio with strategic acquisitions in key markets. The Nashville hotel market has performed strongly, with revenue per available room (RevPAR) in the Nashville CBD/Downtown submarket at approximately $211 for the trailing 12 months ended October 31, 2025. This figure is significantly higher than the industry average and Apple Hospitality’s portfolio RevPAR for the same period.
The acquisition of the Motto by Hilton Nashville Downtown aligns with Apple Hospitality’s strategy to enhance its portfolio with properties in high-demand locations, leveraging Nashville’s vibrant economy and tourism appeal.
