  • Munich’s hotel industry experienced a significant spike in average daily rates (ADR) and revenue per available room (RevPAR) in April 2025, owing to the triennial Bauma trade fair.
  • Munich registered its highest occupancy for April since 2016, with occupancy remaining above 60% for almost the entire month.

In April 2025, Munich’s hotel industry witnessed record-breaking average daily rates (ADR) and revenue per available room (RevPAR) due to the influx of visitors to the Bauma trade fair, as per preliminary data from CoStar, a prominent provider of online real estate market information and analytics.

The occupancy rate for hotels in Munich rose 7.8% year-over-year, reaching 71.0%, marking the highest for April since 2016. Meanwhile, the ADR soared by 59.3% to €190.71, and the RevPAR increased by 71.7% to €135.41.

The Bauma trade fair, which showcases construction machinery and mining, took place at Messe München from 7 to 13 April. This event propelled the city’s hotel industry to achieve monthly highs in the three key performance metrics on 8 April. The occupancy rate surged to 97.2%, the ADR climbed to €453.21, and the RevPAR peaked at €440.61.

These ADR and RevPAR levels are the highest ever recorded in Munich, and the occupancy rate was the city’s highest since May 2019. Interestingly, the occupancy rate remained above the 60% threshold for all but six days during April 2025, further demonstrating the positive impact of the Bauma trade fair on Munich’s hotel industry.
