The Ayre Group and Nikki Beach Hospitality Group have announced a partnership to develop a resort, spa, beach club, and private residences in Antigua. The new development, Nikki Beach Resort & Spa Antigua, will be located on the island’s west coast at Jolly Beach, adjacent to the Jolly Harbour community.
The resort will offer guests unique lifestyle experiences featuring state-of-the-art architecture, contemporary dining, indulgent spa services, and signature entertainment. The $400m+ development is expected to become a significant tourist attraction in Antigua and stimulate local private investment.
The Nikki Beach Resort & Spa Antigua will offer 82 hotel rooms and suites, 181 luxury branded residences of up to four bedrooms, including studios, apartments, and beach-front villas, totaling 263 resort keys, and providing 876 guest beds on-site. The property will also host five food and beverage outlets, a gym and spa, and various health and wellness areas.
HKS Architects and ROAM Interior Design, renowned design firms in the hospitality, leisure, and entertainment industries, designed the resort. The resort’s development is expected to create approximately 300 long-term jobs on the island and a similar number of shorter-term construction jobs.
The project is due to break ground later this month. The build phase will last approximately 36 months, and the opening is scheduled for 2028. The residences’ sales launch is set for Fall 2025, with Blueprint Global leading the sales and marketing.
