New Carbon Positive Hotel Opens in Seattle’s Pioneer Square

Populus Seattle, a carbon-positive hotel, has opened in Seattle’s historic Pioneer Square. The hotel features a rooftop bar, a signature restaurant, and a commitment to sustainability that includes planting a tree for each night’s stay.

Seattle’s historic Pioneer Square is home to a new carbon-positive hotel, Populus Seattle. The hotel opened on May 22, 2025, and is a unique adaptive reuse property that combines the building’s 1907 origin with modern amenities.

The 120-room boutique hotel introduces the area’s first rooftop bar, Firn, and Salt Harvest, a restaurant drawing inspiration from the Pacific Northwest. The hotel’s unique sustainability commitment includes a program for planting a tree for each room night booked.

The hotel’s architecture, designed by The Miller Hull Partnership, preserves the building’s past charm. Previously known as the “Westland Building, ” the design philosophy was to let the original building dictate the design, maintaining its character while modernizing it into a lifestyle hotel. JTM Construction, a Seattle-based general contractor, carried out the construction.

The hotel’s interiors were designed by Curioso, an internationally renowned design studio. The design integrates raw woods, forged steel, and organic lines, balancing raw beauty with refined craftsmanship.

The property also houses a dynamic, 300-plus-piece art collection curated in partnership with global art production house ARTXIV. The collection features works from local, regional, and international artists and celebrates the region’s landscapes, cultural heritage, and creative pulse.

In terms of dining, Salt Harvest offers a Pacific Northwest dining experience shaped by fire and seasonality. In contrast, Firn offers skyline views and a cocktail menu inspired by the natural world.

Like all other Populus Hotels, Populus Seattle is committed to being carbon positive. The hotel’s sustainability strategy includes preserving and revitalizing a historic structure, reducing its embodied carbon footprint by 36 percent. The hotel also encourages a pedestrian-friendly lifestyle and avoids additional carbon-intensive development.

Populus Seattle is in the heart of the RailSpur micro-district in Pioneer Square. It offers proximity to the city’s top destinations and is only 15 minutes from the iconic Pike Place Market and the cruise port. The hotel’s location is also convenient for locals. Room rates start at $359 per night.
