The Holiday Inn Express & Suites located at Texarkana East is now available for purchase. Potential buyers can acquire an institutionally owned, strategic property with opportunities for rebranding and management improvements.
CBRE Hotels has announced the listing of the Holiday Inn Express & Suites in Texarkana East, Arkansas, for sale. This property allows potential investors to acquire an 88-room hotel located in a prime location directly off Interstate 30.
The hotel’s strategic position provides easy access to various attractions and facilities in the area, including the Texarkana Regional Airport, Big Dam Waterpark, Four States Fairgrounds and Rodeo, and Texas A&M University. It is also conveniently located close to Christus St. Michael Health and Wadley Regional Medical Center and other establishments that generate corporate and leisure demands.
One key point of interest for potential investors is that an institution currently owns the hotel and is not tied down to any specific management structure. The current franchise agreement with IHG (InterContinental Hotels Group) is set to expire in July 2025. While IHG has indicated it is interested in renewing the license after the change of ownership, the new owner would have the option to rebrand the hotel if they choose to do so.
Furthermore, the hotel will be delivered unencumbered of management. This allows potential buyers to implement their revenue management strategies, which could result in cost reductions and increased profitability. The current operator’s substantial corporate overhead allocation suggests significant potential for a more hands-on operator to realize financial benefits.
The hotel’s location is an additional selling point. Positioned near major demand generators such as the Big Dam Waterpark, Four States Fairgrounds and Rodeo, and Texarkana Regional Airport, the hotel is well-placed to benefit from various revenue streams. These include large corporations in the vicinity, such as Cooper Tire and Rubber Company, Red River Army Depot, Domtar, Graphic Packaging, and International Paper, which ensure a steady flow of business travelers.
Lastly, the city of Texarkana itself offers a favorable environment for the hotel industry. Texarkana is a vibrant cultural and economic hub situated at the intersection of Texas, Arkansas, and Louisiana. The city’s rich history, cultural events, and the presence of major corporations all contribute to a thriving hospitality industry, making this a promising investment opportunity.
