Prianna Hospitality Acquires TownePlace Suites by Marriott Columbia Northwest/Harbison in South Carolina

HVS Brokerage & Advisory has announced the completion of the sale of the TownePlace Suites by Marriott Columbia Northwest/Harbison. The property, located at 438 Columbiana Drive, Columbia, South Carolina, was sold to Prianna Hospitality, a company based in Walterboro, South Carolina. The seller was Solara Hospitality, headquartered in Irmo, South Carolina.

The TownePlace Suites, which opened in 2015, features 99 rooms. It is strategically located along Interstate 26 in Richland County, providing convenient access to Downtown Columbia and various demand generators. These include corporate entities such as Prisma Health Baptist Parkridge Hospital, Shaw Industries, Colonial Life, Lexington Medical Center, IBM, Fort Jackson, and the University of South Carolina. Leisure attractions in the vicinity include the Columbiana Centre, Riverbanks Zoo & Garden, Columbia Metropolitan Convention Center, Williams-Brice Stadium, and Lake Murray. The hotel is also situated in a high-traffic retail corridor with numerous national retailers, restaurants, and entertainment venues.

The transaction was managed by HVS Brokerage & Advisory team members Josh Williams, Jack Mahan, Eric Guerrero, and Daneen Godinet. The sale comes amid challenging macroeconomic conditions, with the brokerage team employing strategies to highlight the property’s improving performance post-renovation and the seller’s motivation to complete the sale. This approach generated significant interest, resulting in multiple offers and ultimately leading to the sale to a local buyer with a growing presence in the region.

Prianna Hospitality’s acquisition marks its first Marriott-branded hotel, expanding its portfolio within the region. The transaction reflects ongoing interest in strategically located hospitality properties despite broader market challenges.
