  • Rainier Camp & Retreat Center Offered for $3.4 Million

$3,400,000 Sale Price

Rainier Camp & Retreat Center is available for sale as an independent, midscale retreat and lodging property in Enumclaw, Washington. The 34-acre campus is situated along State Route 410 in the Mount Baker-Snoqualmie National Forest, near Mount Rainier National Park and Crystal Mountain Ski Resort.

Lodging and Meeting Capacity

Guest accommodations are distributed among Sunrise Lodge, Paradise Lodge, Creekside Lodge and eight A-frame cabins.

Sunrise Lodge contains 22 dormitory-style rooms and the campus’s main meeting room, which can host up to 120 people. Paradise Lodge provides chalet-style accommodations, while Creekside Lodge is arranged as a duplex.

The campus is designed to support retreats, camps and other large-group stays. Its meeting facilities include the 25-person Meadows Meeting Room, additional gathering spaces within the lodges and a standalone cabin meeting venue. Expansive outdoor grounds provide further space for group activities and events.

Other facilities include communal kitchens, a manager’s residence and a staff duplex. The property was previously master-leased to Crystal Mountain for employee housing.

Near Mount Rainier and Crystal Mountain

Rainier Camp & Retreat Center occupies a prime setting in the Cascade Mountains, surrounded by national forest. It is positioned approximately seven miles from Crystal Mountain Ski Resort and near Mount Rainier National Park and the Pacific Crest Trail corridor.

The surrounding region attracts an estimated 1.6 million to 2 million visitors annually. Popular activities include hiking, biking, golf, kayaking, fishing, skiing and snowshoeing, supporting tourism throughout the year.

Enumclaw, the nearest community, sits in the foothills of the Cascade Mountains and serves as a northern gateway to Mount Rainier National Park along Highway 410. Its walkable historic downtown features vintage brick storefronts, local boutiques, art galleries and the Chalet Theatre.

The community also hosts the historic King County Fair. During the warmer months, visitors can travel through Stevens Canyon to Paradise, one of Mount Rainier National Park’s best-known destinations.

Despite its secluded mountain atmosphere, the area is accessible to the Seattle metropolitan market and appeals to visitors seeking drive-to outdoor recreation and adventure.

Flexible Operating Potential

The property is not affiliated with a hotel brand or management company, giving a new operator flexibility to rebrand, reposition or modernize its commercial strategy. Its combination of group accommodations, meeting facilities and staff housing supports a variety of potential operating models, including retreats, camps, leisure lodging and employee housing.

Operations are secured through a 20-year U.S. Forest Service special-use permit. This arrangement creates a high barrier to entry for competing lodging developments on surrounding federal land.

Seller financing may be available in a first-position arrangement, with a cash down payment required from the buyer.
