Starwood Hotels Plans 1 Hotel & Homes Hudson Valley Resort and Residences in Ulster County

Starwood Hotels has announced plans for 1 Hotel & Homes Hudson Valley, a resort and residential development in Ulster County, New York, with residences available for purchase in summer 2026 and a resort opening scheduled for 2028.

Starwood Hotels has announced a new project, 1 Hotel & Homes Hudson Valley, to be developed on the shores of Fifth Lake in Ulster County, New York. The project will include a resort and a collection of branded residences, with sales of residences expected to begin in summer 2026 and the resort scheduled to open in 2028.

The site is located in the foothills of the Catskills, at the crossroads of Rosendale and Kingston, approximately 2 hours from Midtown Manhattan. The property covers 775 acres and features orchards, caves, over a dozen miles of trails, and three lakes, with Fifth Lake as the central feature. The development will offer approximately 100 guest rooms and suites.

The master plan, architecture, interior design, and landscape architecture are being led by ODA, in collaboration with Starwood Hotels’ internal design team. DesignAgency will partner on the food-and-beverage interiors. The resort will include multiple dining venues, a lakefront pavilion with a pool and bar, meeting and event space, and wellness facilities, including a spa and fitness areas.

The residential component will feature cottage residences and loft-style homes, with options for participation in a rental program and private residences reserved for owners. The homes will be situated to provide views of the lakes and surrounding mountains. Owners will have access to amenities and services provided by 1 Hotels.

More than 500 acres of the property have been designated as a nature preserve under a conservation easement. The site was previously home to the Williams Lake Hotel, a destination dating back to the 1920s. The property is managed by Hudson River Valley Resorts, LLC, with development oversight by JAG Development Corp.

The project will include outdoor activities such as hiking, mountain biking, rock climbing, fishing, cross-country skiing, and paddling. A portion of the trail system forms part of New York’s Empire Trail. The property will also support collaborations with the U.S. Fish and Wildlife Service and academic institutions for research and educational purposes.

Nearby communities include Kingston, Poughkeepsie, and Hudson, with Albany and several ski resorts within an hour’s drive. The development is positioned to serve both leisure and business travelers, with flexible event space and proximity to regional attractions.

Residences are expected to be available for purchase beginning in summer 2026, with the resort opening scheduled for 2028.
