Sydney’s hotel industry recorded its highest-ever monthly average daily rate (ADR) in December 2025, according to preliminary data from CoStar. The market’s performance was driven by strong demand during New Year’s Eve and several major entertainment events.
For December 2025, Sydney hotels reported an occupancy rate of 81.3%, an 11.1% increase in ADR to AUD349.06, and a 14.7% rise in RevPAR to AUD283.68 compared to the previous year. Both ADR and RevPAR reached their highest levels for any December on record.
On New Year’s Eve, occupancy reached 95.4%. The ADR for that night climbed to AUD1,009.10, and RevPAR reached AUD962.95, marking the first time the market’s ADR surpassed the AUD1,000 threshold.
Other notable nights included December 10, when a Jimmy Barnes performance at the Sydney Opera House pushed occupancy to 93.3%, with ADR at AUD 326.09 and RevPAR at AUD 306.11. The Lady Gaga “The MAYHEM Ball” concerts on December 12 and 13 also contributed to high demand, with occupancy peaking at 89.4% on the first night and ADR reaching AUD379.65 on the second night.
Throughout December, Sydney’s hotel occupancy remained above 70% on all but five days, reflecting sustained demand in the city’s accommodation sector.
