L Catterton and Cedar acquire two hotels, in Portugal and France

L Catterton Real Estate, the Paris-based real estate branch of the US private equity firm of the same name, in a joint venture with London-based real estate investment firm Cedar Capital Partners, has acquired two hotels in Europe. The properties are the five-star, 204-room Penha Longa Resort in Lisbon, Portugal, acquired from American private equity firm The Carlyle Group, and the four-star, 177-room Garden Beach Hotel in Antibes, France, acquired from American real estate developer The Chetrit Group. Penha Longa Resort is set within a 220-hectare estate in the Sintra-Cascais Natural Park, approximately 25 minutes drive from Lisbon Airport. The property includes six restaurants, a bar, a spa, and two championship golf courses, with the hotel operated under the Ritz-Carlton brand. The Garden Beach Hotel, located on the beachfront in Juan-les-Pins on the French Riviera, has been closed since 2020 and is planned for redevelopment into a luxury five-star hotel.  

CLI Dartriver acquires Radisson Blu Leicester Square in London from Starwood

British real estate investment company CLI Dartriver, representing a family office, has acquired the five-star, 127-room Radisson Blu Hotel, London Leicester Square in the UK from US private equity fund Starwood Capital, for an amount reported to be around £120 million (£945,000 per room). The hotel includes a restaurant, bar and six meeting rooms. Starwood acquired the asset in 2024 as part of a portfolio of 10 London Radisson Blu hotels purchased from Edwardian Hotels for approximately £800 million. 

Leonardo acquires Hotel Saint in London from Cerberus

Leonardo Hotels, the European division of the Israeli owner-operator Fattal Hotel Group, has acquired the four-star, 272-room Hotel Saint in London, UK, from an affiliate of American private equity firm Cerberus Capital Management. The property is situated in Aldgate, bordering the City of London’s financial district. The hotel includes a restaurant, bar and five meeting rooms. It is set to be rebranded as Leonardo Hotel London Aldgate. 

Kempinski acquires Augustine Hotel Prague

Kempinski Hotels has acquired the five-star, 101-room Augustine, a Luxury Collection Hotel Prague in the Czech Republic, in the group’s first hotel acquisition since 1970. The property, occupying part of the Augustinian Monastery of St. Thomas, is situated in the Malá Strana beneath Prague Castle. The hotel includes a restaurant, bar and five meeting rooms and opened in 2009 following an extensive restoration. Following the acquisition, Augustine will temporarily operate as a white-label luxury hotel after leaving The Luxury Collection. A refurbishment of guest rooms and public areas is planned, with rebranding under Kempinski expected in late 2026.  

Grupotel acquires Hotel Ocean House Costa del Sol in Spain from Apollo

Spanish hotel chain Grupotel Hotels & Resorts has acquired the four-star, 372-room Hotel Ocean House Costa del Sol in Málaga, Spain, from US private equity group Apollo Global Management. Affiliated with Melia, the property is situated in the south of the country outside the city of Málaga, a 15-minute drive from Málaga-Costa del Sol Airport. The hotel includes a restaurant, four bars and various swimming pools. Grupotel will take over operations in May 2026.  

Lanthorn acquires Radisson Blu Letterkenny in Ireland from Byrne family

Irish real estate investor Lanthorn, on behalf of its TMR Hotel Collection brand, has acquired the four-star, 114-room Radisson Blu Letterkenny in Donegal, Ireland, from the Byrne family, for an amount reported to be over €16 million (€114,400 per room). The property is situated in the far northwest of Ireland, near the Wild Atlantic coast and close to the border with Northern Ireland. The hotel includes two restaurants, seven meeting rooms and a spa with a swimming pool. British operator Windward Management will manage the hotel. 

Honotel acquires Pavillon Monceau Hotel in Paris

French owner-operator Honotel has acquired the four-star, 42-room Pavillon Monceau Hotel in Paris, France, through its Cap Hospitality IV and Cap Hospitality V funds, managed by its affiliated investment platform Hôtel Investissement Capital. The property is situated in Paris’ 17th district, around 2 kms north of the Arc de Triomphe, and includes a breakfast restaurant and bar. The hotel achieved its four-star status in 2025. 

Honotel acquires Adagio Strasbourg Place Kléber in France

French owner-operator Honotel has also acquired the four-star, 57-room Aparthotel Adagio Strasbourg Place Kléber in France through its Cap Hospitality IV and Cap Hospitality V funds, managed by its affiliated investment platform, Hôtel Investissement Capital. The hotel includes a breakfast restaurant and is situated in the historic city centre near the Cathédrale Notre-Dame-de-Strasbourg. It is operated under a franchise agreement with Adagio. 

Cofinance Group acquires Hôtel Du Lys in Paris

French real estate investment company Cofinance Group has acquired the three-star, 23-room Hôtel Du Lys in Paris, France from a private family. The property is situated in Paris’ sixth district between Notre Dame Cathedral and the Luxembourg Garden. Originally opened in the 1950s, Cofinance now plans to renovate the hotel’s rooms and public areas, repositioning the property as a four-star hotel. This acquisition brings Cofinance’s hotel portfolio in France to seven properties. 

AX Partners acquires Be Mate Passeig de Gràcia from RSR SOCIMI

Spanish private equity real estate firm AX Partners has acquired the four-star, 21-room Be Mate Passeig de Gràcia aparthotel in Barcelona, Spain, from Spanish REIT RSR Singular Assets Europe SOCIMI. The hotel is situated in central Barcelona next to La Pedrera – Casa Milà. The transaction also includes two ground-floor retail units within the property. AX Partners plans to invest approximately €30 million, covering both acquisition and refurbishment costs. The refurbishment will transform the asset into a boutique hotel operated under a new brand. 

Cornwall Hotel Collection acquires Atlantic Hotel in the UK from Cobley Family

British owner-operator Cornwall Hotel Collection has acquired the four-star, 57-room Atlantic Hotel in Newquay, UK, from the Cobley family, which has owned the hotel since 1986. The property is situated on a clifftop overlooking the Atlantic Ocean in the coastal town in Cornwall. The hotel includes a restaurant, bar, spa with two pools and six event spaces. Following the acquisition, the new owners plan to undertake a phased renovation program of the hotel. 

Dedigama Properties acquires Bournemouth West Cliff Hotel & Spa in the UK

British hotel investor Dedigama Properties has acquired the four-star, 83-room Bournemouth West Cliff Hotel & Spa in the UK. The property is situated near Bournemouth’s Chine Beach. The hotel includes a restaurant, bar, five meeting rooms and a spa with a swimming pool. Dedigama could create 14 additional bedrooms by converting function spaces, as well as expand the leisure facilities. 

Otelium acquires Au Relais Saint-Éloi in Tours, France

French owner-operator Otelium, backed by French investor Alpera Partners, has acquired the three-star, 57-room Au Relais Saint-Éloi in Tours, France from a private family. The hotel includes a breakfast restaurant and meeting room and is situated in central Tours, about 250 kms southwest of Paris. After the acquisition, Otelium plans to renovate the guest rooms and public areas, expand the hotel to 62 rooms, and subsequently rebrand it under the Best Western brand. 

YOU Famille Hôtelière acquires Le Cinq Hotel in Chambéry, France

French owner-operator YOU Famille Hôtelière has acquired the four-star, 51-room Le Cinq Hotel in Chambéry, France. The property is situated in central Chambéry, an hour’s drive east of Lyon. The hotel includes a breakfast restaurant, bar and spa area with a swimming pool. YOU operates over 80 hotels in six European countries and plans to further expand its portfolio.
