Peachtree Group Originates $150 Million Bridge Loan for Four-Hotel Portfolio Near Walt Disney World

Peachtree Group has originated a $150 million bridge loan to refinance a four-hotel portfolio in Flamingo Crossings Town Center, adjacent to Walt Disney World Resort in Winter Garden, Florida. The portfolio, owned by Doradus Partners, includes 997 rooms across four properties: a 223-key Residence Inn by Marriott, a 273-key Fairfield by Marriott Inn & Suites, a 272-key Home2 Suites by Hilton, and a 229-key Homewood Suites by Hilton.

The financing replaces existing debt on the portfolio. JLL arranged the transaction, which Peachtree Group closed in fewer than 45 days. The loan is the largest senior bridge loan originated by Peachtree Group to date.

The hotels were developed in 2020 and 2021 and currently maintain a weighted average occupancy of nearly 89%. Each property holds the Walt Disney World Gateway Hotel designation, providing guests with access to Disney vacation planning services, transportation to the parks, and exclusive marketing opportunities.

Located within Flamingo Crossings Town Center, the hotels are part of a mixed-use district featuring hotels, restaurants, retail, and entertainment venues. The portfolio is also adjacent to Flamingo Crossings Village, a 120-acre residential community with more than 2,500 apartments that houses Disney cast members and participants in the Disney College Program.

This transaction marks the fourth between Peachtree Group and Doradus Partners.

Peachtree Group’s lending platform includes bridge, permanent, and mezzanine loans, C-PACE financing, preferred equity, triple net lease financing, USDA guaranteed lending programs, and SBA 7(a) loans.
