Whitbread has completed the structural phase of a new 229-room Premier Inn hotel on Rochdale Road in Manchester, with an opening scheduled for autumn 2026.

Whitbread PLC has announced the completion of the structural phase for its new Premier Inn hotel located on Rochdale Road, near Manchester’s Northern Quarter. The hotel, which will feature 229 rooms, is set to open in autumn 2026. This development marks Whitbread’s continued investment in Manchester, responding to high demand for budget accommodations in the area.

The ten-storey building will include Premier Plus rooms, an integrated restaurant, bar, and reception area on the ground floor. Once operational, it will be Whitbread’s second largest hotel in Manchester City Centre, providing easy access to Victoria Station and the Northern Quarter.

Construction of the hotel began in October 2024, following Whitbread’s acquisition of the site from Premcor in February 2024. GMI Construction Group is the principal contractor for the project. The company has previously collaborated with Whitbread on other projects, including a Premier Inn in Keswick.

This new hotel is part of Whitbread’s broader strategy to expand its presence in Manchester. The company is also working on another project at Manchester Airport, which will become the largest Premier Inn in northern England. Whitbread aims to increase its UK room count to 125,000, with plans to open more than 20 new locations across northern England.

In line with Whitbread’s sustainability goals, all self-built hotels will be powered by renewable electricity from 2025, and the company aims to reduce water consumption per sleeper by 20% by 2030. Whitbread currently operates over 85,000 Premier Inn and hub by Premier Inn rooms across the UK and Ireland.
